How we find and fix rot the right way

Rot rarely announces itself. It hides behind paint that still looks passable — soft fascia above the gutters, spongy trim at window corners, siding butt joints that have wicked up water for years. Before we quote anything, we walk your exterior and physically probe the suspect spots so you know exactly what's sound and what isn't. No guessing, no discovering surprises halfway through your paint job.

Once we open a section up, we check the sheathing behind it. Replacing a rotted board over wet sheathing just restarts the clock. We cut out the damage, replace what's compromised, and install new material — matched wood, or Hardie and composite boards if you want something that won't rot again. Every cut edge gets primed and every joint gets caulked before finish paint goes on.

Why North Texas siding fails where it does

In Dallas, the usual culprits are predictable: sprinkler heads spraying the same patch of siding every morning, gutters overflowing at the corners, and south- and west-facing walls where the sun cooks the paint film until it cracks and lets water in. Storm-driven rain finds every unsealed joint. We fix the damage and, where we can, point out the cause — because replacing a board without addressing the sprinkler that killed it is a short-term fix.

Cost depends on a few honest factors: how far the rot has spread, whether we're matching existing wood or upgrading to fiber cement, how high the work is, and how much of the surrounding area needs repainting to blend the repair invisibly. A small trim repair is a very different job from re-siding a full wall — which is exactly why we look before we quote.

Frequently asked questions

Can you just replace the bad boards, or do I need all new siding?

Usually you don't need a full replacement. Most homes have localized rot — a stretch of fascia, a few siding boards, trim around one or two windows. We replace only what's actually compromised, blend the new material with the old, and paint it to match. If damage turns out to be widespread once we inspect, we'll tell you straight and price both options.

Should siding repairs happen before or during a paint job?

Before — and ideally as part of the same project. Paint over rot fails fast, so we handle carpentry first: replace the damaged boards, prime the bare material, caulk the joints, then paint everything together. Bundling repairs with your repaint means one crew, one timeline, and a finish where the repairs are invisible because everything was coated at the same time.

Do you install Hardie board?

Yes. For repairs and replacements we work with fiber cement products like Hardie as well as traditional wood and composite options. Fiber cement is a popular upgrade in North Texas because it resists rot, insects, and sun damage better than wood. We'll match the profile and texture of your existing siding so the replacement sections blend in.

How long does a typical siding repair take?

It varies with scope. Replacing a few boards of trim or fascia is often done within a day, while larger sections with sheathing repair can take several days, plus painting time. Weather matters too — we need dry conditions for priming and caulking. We'll give you a clear timeline with your free estimate so you know what to expect.
