Our process: prep first, paint second

Painted brick only looks good long-term if the prep is right, because brick is porous and holds onto everything — dirt, mildew, chalky residue, and moisture. We start by washing the brick thoroughly and letting it dry completely. Then we repair cracked mortar joints and caulk the gaps where brick meets trim, windows, and siding. Skipping these steps is why some painted brick starts peeling within a couple of years.

From there we apply a masonry-specific primer that locks into the porous surface, followed by breathable masonry-grade coatings from premium lines like Sherwin-Williams and Benjamin Moore. Breathable matters: brick needs to release moisture vapor, and a coating that traps it will blister and fail. First coats on raw brick drink up a surprising amount of product, so we build coverage in proper coats rather than trying to stretch one heavy pass.
