Prep Is Most of the Job
A great exterior paint job is decided before the first coat goes on. We start with a power wash to strip dirt, mildew, and chalky old paint, then let the surface dry fully — rushing this step is how paint fails early. Next comes scraping and sanding loose paint, checking wood for soft spots, re-caulking joints around windows, doors, and trim, and priming bare or repaired wood. Only then do we apply the finish coats, working with the weather rather than against it.
If we find rotted fascia, siding, or trim during prep, we tell you before painting over it. Paint hides rot for a season; it doesn't fix it. Handling repairs first is the difference between a finish that lasts and one that bubbles off the same boards next year.
Built for Texas Sun, Heat, and Storms
North Texas is one of the harder climates in the country on exterior paint. Summer sun and UV fade and chalk cheap coatings fast, hundred-degree days followed by cool nights make siding expand and contract, and spring storms drive rain and hail against every surface. We spec exterior-grade Sherwin-Williams and Benjamin Moore products with the flexibility and UV resistance to handle those swings, and we're careful about application temperature — paint applied to a sun-baked wall in July doesn't cure right, so we sequence the work around shade and time of day.
South- and west-facing walls take the worst of the sun in DFW, so we pay extra attention to film thickness and coverage on those elevations. If your neighborhood has an HOA, we're happy to work from your approved color list and provide product details for the application.
What Affects Exterior Painting Cost
The biggest cost drivers are surface area and height, the condition of the existing paint, how much carpentry repair is needed, and the substrate — brick trim packages, wood siding, and Hardie board each prep and paint differently. A one-story home in good condition is a very different project from a two-story with peeling paint and wood repairs. What time of year is best for exterior painting in Dallas?
Spring and fall offer the most forgiving conditions, but the North Texas climate lets us paint most of the year. In summer we schedule around peak heat and follow the shade so paint cures properly; in winter we watch overnight temperatures. Rain in the forecast pauses work — paint needs dry surfaces and time to cure — and we build weather flexibility into every schedule.
How long should an exterior paint job last?
With proper prep and quality exterior-grade paint, you should expect many years of good performance, though the Texas sun works hardest on south- and west-facing walls. What shortens paint life is skipped prep — painting over chalky, dirty, or damp surfaces. Our full wash, scrape, caulk, and prime process exists specifically so the finish lasts as long as the product is capable of.
What happens if you find rotted wood during the job?
We stop and show you. Painting over rot just hides a problem that keeps spreading, so we identify soft fascia, trim, or siding during prep, explain what we found, and price the repair before continuing. Minor caulking and wood repair are already included in our process; larger replacement is quoted separately so you decide with full information.
Will you protect my landscaping and outdoor items?
Yes. Before any washing or painting, we cover shrubs, flower beds, walkways, patio furniture, and fixtures near the work area. Sprayer work gets extra masking to control overspray, and we clean up at the end of every day. Protecting your property is part of the job, not a courtesy — and it's checked at the final walkthrough.
